The modernist-inspired Toorak home by renowned architect Nick Boxler has attracted international attention thanks to its bold, contemporary design, which has been described as “ahead of its time.”
Abercrombie's director Jock Langley said the home at 14 Linlithgow Road, built around 2000, had high ceilings and “extraordinary light” through floor-to-ceiling glass windows and doors. , said that it is characterized by its emphasis on indoor and outdoor living.

“I think the first impression you get when you walk onto the land that this property is built on is that this is a very proud home.”

Known for building state-of-the-art modern family homes in the 1980s and 1990s, Boxler's designs include the late BHP executive Brian's design in Highgate Hill, Toorak, which sold for $7.25 million in 2021. It also includes Lawton's old mansion.
The four-bedroom, four-bathroom property has a beautiful north-facing garden with an eye-catching infinity pool, and the home itself includes a study, gym, wine cellar, elevator and underground garage.
The kitchen is equipped with Miele and Gaggenau appliances, and all four bedrooms have private bathrooms and open onto a lush outdoor area.
“When we arrived, we could immediately tell that it was a home built for entertaining,” Langley said.
“It's a nice house, so I think it can accommodate 150 to 200 people.”
Mr Langley said the two-storey home, which sits on around 1,600 square meters of land, also offered “a lot of space, which I think is typical of Nick's designs”.
“It would be a lovely house to live in. It's well thought out and the quality of the design is exceptional,” Mr Langley said.
“We are already seeing tremendous interest offshore, internationally and locally.”
He said buyers, including Australian expatriates based in Hong Kong, Singapore, Malaysia, China, Europe and the Middle East, will sell the property, which will be privately auctioned on March 6 with an asking price of $21 million to $23 million. He said he was inquiring about housing.
“We are confident this will set a new benchmark for Linlithgow Road,” he said.
The street's $20.75 million home price record was set by 26A Linlithgow Rd in March 2023, according to CoreLogic records.
Mr Langley said the street was a “triple A location” in Toorak.
“Some of Melbourne's best schools are on the doorstep, with easy access to the motorway and public transport. There's a tram at the end of the street if the kids want to use it to get to school. ” he said.
“Close to Toorak Village, Armadale shops and the High Street.”
